CRED iQ Launches Interactive Assessment Software | State

RADNOR, Pennsylvania., 25 August 2021 / PRNewswire / – CRED iQ, a data, analysis and valuation platform serving the commercial real estate finance and investment communities, today announced the launch of its interactive valuation tool “MyQ”. MyQ is the latest development in commercial real estate software and is the first to provide a one-stop-shop for CRE valuation and data.

MyQ software allows CRED iQ subscribers to rate any commercial property using a simplified discounted cash flow analysis or direct capitalization approach. Unlike any tool on the market today, MyQ pre-populates the actual financial data in place of a property and uses it as the basis for valuation assumptions. Assumptions are well supported by financial and valuation comparisons for up to 25 comparable properties. Each of the 30 valuation assumptions is fully interactive, allowing subscribers to make adjustments based on% revenue, dollar by size, or total dollar amount.

“MyQ was developed with the same valuation methodology a MAI appraiser would use. Our technology identifies 30 key rent, expense and capitalization rate assumptions from real comparable properties already pre-populated for each property in our. database, which helps streamline the process. ” said the co-founder of CRED iQ, Michael haas.

Co-founder of CRED iQ Bill Petersen explains, “Our intention is to make the review process extremely easy and efficient for our subscribers. projection of losses. We provide users with a baseline value, two stressful scenarios, and the ability to quickly adjust any of the 30 valuation assumptions used in the analysis. ”

CRED iQ tracks, analyzes and evaluates more than 165,000 properties within its data and analysis platform. Its comprehensive data set includes CMBS, CRE CLO, SBLL and agency securitized loans dating back more than 20 years. Updated monthly, key data points such as current loan balances, origin and maturity dates, lease expiries, service agent comments and borrower contact details, make CRED iQ a one stop shop for CRE professionals.
